Moving to Forney: Neighborhoods, Schools, Commute to Dallas, and What Homes Cost
If you're thinking about a move to Forney, you're not alone. This little town on the east side of the Dallas area has been growing for years, and I get calls about it all the time. I work Kaufman County and Van Zandt County every day, so let me walk you through what people usually ask me first: where to live, how the schools work, what the drive to Dallas is like, and what to expect on price.
Why people are choosing Forney
Forney sits in Kaufman County along US-80, roughly 20 miles east of downtown Dallas. It still has that small-town feel, with an older downtown area and neighbors who wave, but you're close enough to the city for work, ball games and a good steak dinner. Most folks tell me they want more room, a newer home and a quieter evening than they'd find closer in. Forney delivers that.
Neighborhoods to look at
Forney is mostly a town of planned neighborhoods, and new ones keep going in. Names you'll hear around town include Devonshire, Travis Ranch and Windmill Farms, and there are plenty of others. Each one has its own feel, lot sizes, HOA rules and builders, and they change as new phases open up. Instead of me handing you a stale list, my advice is to pick the kind of place you want first. Do you want a newer home on a smaller lot with a community pool and trails? Or a little more breathing room? Tell me that, and I'll show you what fits right now. Always check the HOA details and any extra neighborhood fees before you fall in love with a house.
Schools
Most of Forney is served by Forney ISD. School assignments depend on the exact address, and boundaries can change as the district grows, so please don't rely on a listing or a rumor. Once you have a house in mind, confirm the assigned campuses directly with the district, and look at the state's own school report cards rather than one-line opinions online. I'm happy to point you to the right places to check.
The commute to Dallas
Most people head west on US-80 or hop over to I-20 or I-30. In light traffic it's a pretty easy drive. At rush hour it's a different story, and anybody who tells you the commute is always short hasn't driven it at 7:30 on a Monday. My suggestion is to test-drive the route at the time you'd actually be driving it. Try it on a weekday morning and again on the way home before you decide. If you work from home a few days a week, Forney looks even better.
What homes cost
I'm not going to throw a single number at you, because prices in Forney shift with the neighborhood, the age of the home, the lot and the builder. You'll find newer construction in many neighborhoods, and resale homes in older parts of town. The best way to get a real picture is to look at current listings and recent sales in the areas you like. When you're ready, I can pull the numbers for you and show you how Forney compares with Royse City, Terrell, Kaufman or Wills Point. Often a short drive further out gets you more land and a lower price, and I'm glad to show you both sides.
A few things to ask before you buy
Some quick questions I'd keep in your back pocket. What are the HOA dues and rules? Is the neighborhood still being built, and what's planned next door? What are the property tax rates for that address? Taxes can vary quite a bit, and new neighborhoods sometimes have special district charges, so check with the Kaufman Central Appraisal District or a tax professional for the real numbers on a specific home. And if you're looking at new construction, bring me in early, because it helps to have someone in your corner at the builder's sales office.
Is Forney right for you?
If you want a newer home, a friendly community and a doable drive into Dallas, Forney is hard to beat. If you'd like more acreage, more quiet and lower prices, I'll happily show you around Wills Point, Canton and the rest of Van Zandt County as well. There's no pressure and no cost to look. I'd rather you take your time and love where you land.
